If done well, open homes are an integral part of marketing your property. In this post, I explain.
Open homes offer buyers a comfortable, non-threatening chance to establish how they feel about a property. They also enable buyers to meet the agent. Many people have never purchased a home, and to be honest, the whole process can be a daunting experience. However, a confident, reassuring agent will put buyers at ease and can be a lot of help.
As a homeowner going through a selling campaign, an open home is an effective way to manage viewings. Set times planned in advance allow you to prepare, rather than have sporadic appointments constantly disrupt your routine. After all, selling your home is a big enough challenge without adding more stress!
Do you attend open homes personally?
My colleague Roy and I know the properties – all the ‘ins and outs.’ We are the ones who handle buyers’ questions. It is important that we can answer queries confidently, and more importantly, present your property in a good light.
We are both qualified and experienced sales people. Part of our job is to represent your home in the marketplace – we don’t farm out that work to anyone else.
5 tips for preparing for an open home
- Make sure your house is clean and tidy, particularly the kitchen and bathroom.
- Take special care of the area leading up to the front door—clear up any toys or gardening tools, etc.
- Fresh flowers and soft music are a nice touch for creating a pleasant atmosphere.
- Avoid clutter at all costs — put surplus belongings in storage if necessary.
Don’t tempt fate — stash away your valuable.
